5. ESTIMATE YOUR COSTS TO SELL: talk with your realtor about costs associated with selling your home.
   
6. CALCULATE YOUR ESTIMATED PROCEEDS: take into consideration current market value, cost to see, amount owing on your mortgage and the costs that will be associated with your move.
